Marketing a property on the open market at an asking price is not always the best sale method to sell every type of property. In many cases we recommend placing a property into one of our property auctions as the best way to achieve the best price possible and a quick sale.
Properties which are ideal for auction are;
- Land
- Properties requiring extensive modernisation
- Properties with structural problems
- Un-mortgagable properties (due to construction type, location e.g. to pylon etc)
- Properties with low leases
- Freehold titles
- Garages
- Commercial Units
- ‘Niche’ and rare properties with extremely high demand
Benefits for selling via auction
- The moment the hammer goes down, if the price is over the reserve price then a sale becomes legally binding and automatically exchanges contracts
- Quick completion – Once contracts are exchanged completion occurs normally between 28 and 42 days
- Exposure to investor market – Investment properties are exposed into a room full of investors looking for suitable investment properties, giving the property every opportunity to obtain best price possible
- Possible reserve prices – Protection to not sell a unit lower than a set price
- Minimal extra fees – Fees generally the same as typical estate agency fees with an entry fee paid up front.
If you have a property you are considering for auction or would like a free consultation of the sale of a suitable property please contact Neil Tucker or Dan O’Malley on 0121 427 7442.
